Low Cost Home Improvements

Whether you are thinking of selling your home or just wanting to improve it, when money is so tight, it is a good idea to spend wisely to hopefully increase the value of your home. Improving the right areas of your home makes it more attractive to prospective buyers and saves you making costly mistakes. Even though you are on a budget you first need to look at other similar homes in your area to see ‘the competition’. With a critical eye, work out where you house falls short of the competition. If it helps, ask a friend, one who will be honest with you, so they can give an independent opinion.

You should have a list of what your competition has and what areas around the house your home needs to make improvement. Now it’s time to take action.

Before you even get the DIY tools out… declutter. Time spent here can be your biggest and best home improvement investment.

When people buy a house they are wanting to see light and airy properties, they are buying space, so give them space. Tidy up, throw things away you don’t use, and store what’s left properly.

Nothing puts viewers off more, than a mess. Don’t just take my word for it. An ING Direct survey (Aug 2012) found that 41% of prospective buyers would put in a lower offer, if the house they were viewing had untidy kids bedrooms. What you want to do is show off each room to its best and you can’t do this if there’s too much clutter everywhere. They want to see how the property’s space can work for them, with their own stuff. If they see it not working for you, ie not enough living space and not enough storage space, then it will be a turn off.

First Impressions
First impressions count, so you should consider the ‘curb appeal’ of your property. It might seem ‘corny’ but adding hanging baskets or even window boxes improves the appearance of a house and gives the impression of it being cared for.

Hall & Living Room
Consider how people view a property. The Hall and Living room are usually what people see first, so these rooms should be welcoming and create a good impression. Some simple home interior decorating can make the hall feel inviting, light and bright. Add pictures and an interesting mirror to reflect some light.

Worn out seating? You don’t need to buy new ones you just need to recover the old ones, or use throws in neutral colours with colour statemented cushions which all goes to improve the look for a lounge. Check the storage in a living room. If the kids use it as a play room then make sure there’s a storage box to keep everything tidy when they aren’t there. Put some sets of shelves up, perhaps in an alcove area.

Kitchen & Bathroom
The other most looked at rooms are the kitchen and bathroom. In the kitchen food is prepared and perhaps a place for entertaining so it should be giving the impression of being clean. The bathroom should have a relaxing feel and give the impression that you would be happy to unwind there in a relaxing bath.

When viewings take place people want to see at least a standard well maintained bathroom suite, so replace any discoloured bathroom fittings like a toilet bowl.

Landscaping
Where there is a garden but it’s either unkept or paved, consider some landscaping. It doesn’t need to be over the top and you don’t need to spend a fortune at the garden centre, but just bring it up to the standard of what would be considered the norm for the area.

Décor
OK so you’ve seen all the property makeover shows where they make neutral coloured interiors. It’s for a reason. Outdated or highly personal décor can put buyers off, so get rid of the purple walls, please. The ING Direct survey found that 1 in 6 buyers would be put off by ‘clashing’ colour schemes.

Standard of maintenance
If there’s something that needs fixing, then get it fixed. You might have lived with it, but what will buyers think? I’ll tell you, they will probably think “Oh look this is broken, cracked or flaky paint, what else is unkept or badly maintained?” If there’s a list of things that need doing and you don’t get them fixed, then at best expect offers to come in lower than you had hoped, or at worst expect far fewer offers and longer for them to be made. People want to move in straight away and perhaps make their own mark by painting a wall purple but at least they know everywhere is clean and well kept and it only needs a lick of paint to make it their home.

The Three Biggest Home Improvements

Questions To Ask Yourself About Home Improvements

When it comes to making a home improvements you have to look at it two ways. The first way is “How long do I plan on living in this home? How long am I going to use and enjoy the home improvements I am potentially going to make to my home? What is the value of the home improvements to you that you put into the house?” For instance if you’re going to put in a pool, are you going to get one seasonal year of use out of it or are you going to be able to enjoy it for a long time?

The second thing is to ask, “How soon am I going to be selling my home? Am I going to get the value out of it when I sell the home?” So many people make the wrong home improvements that end up costing them thousands and thousands of dollars. There are different improvements to make based on those two questions and the answers you give.

The Most Paid Off Out Of All Home Improvements

The bottom line is that improvements to the kitchen pay off every time. No “ifs”, “ands”, or “buts” about it. This is where life happens for most families. This is where you talk with your family, where you enjoy dinners together, where you help your kids with their homework, and where most people tend to gather with friends and family. You’ve got to really consider, are you going to get a lot of use and enjoyment out of remodeling your kitchen? The answer is, undoubtedly, yes. It’s also pretty affordable to do with today’s pre-fab units, etc. You can generally get a kitchen remodeled for between $2,000-$5,000. Remember most good memories are made in the kitchen. This means that even if you’re NOT staying in the house, the improvement will pay off when you sell it because kitchens are a huge selling point.

“Nickel and Dime” Home Improvements Payoff Big

Fix any of those glaring repair issues. These are the little things that stare at you each day of your life; a cracked window, a wobbly doorknob, a shower door that won’t close unless you lift it a certain way. Buyers see these small things all together and will walk away saying “I’m not going to buy this home because that repair is going to cost me money.” The truth is, small repairs are inexpensive to fix; however, buyers over exaggerate the expensive of fixing these small repairs. Whether you stay in the house or sell it, these small, glaring fixes that you keep putting off will have to be done either way if you are selling or not. The smallest of repairs can make a huge difference, so fix that screen on the front door, patch that hole in the wall where the door knob hit and put a door stopper in to keep it from happening again. These small, “nickel and dime” repairs stand out to those viewing your home and they will overprice what it’s going to cost them to fix them. They think in terms of “this house isn’t exactly in move-in condition,” even if it truly is and the fixes are literally small projects that can take only a few minutes. In the end these small fixes can lead to a sale.

Next, you want to spruce up your home so it looks good at first glance. As we said before, little things make a big difference. Cosmetic things such as new carpeting, a fresh coat of paint, and putting fresh bark in the landscaping make a huge difference. Note; if you have any pets you will want to wait until 2-3 weeks before you put your home on the market to replace the carpet. There’s a saying that goes, “Big doors hang on little hinges.” You’re going to get a 90% return on investment with these types of investments. Spend $10 and get $100 back in value when you sell your home.

Saying that our homes are extensions of ourselves is actually saying less. When you think of it, our homes are actually who we are. That maxim “tell me who your friends are, and I’ll tell you who you are” does not even come close. I mean, we do and we have most of our secrets inside our homes. It is the most private, personal place we can ever think of. And here we are, carefully dressing ourselves to be as pleasant to others as possible but leaving our homes slowly rotting away. Okay, That might be a real exaggeration. But, seriously, can’t you perform even a slight home improvement project?

Yes, your house may not be rotting away (at least not for now). But, how can you bear looking at yourself all dressed and dolled up when your house is as plain and boring as a shop assistant dressed in baggy clothes? Remember that people will always talk. No matter how we tell ourselves that what other people think is not important, appearances do matter. If that one prominent fact is not enough to drive you to perform home improvement now, I do not know what else.

How hard can it be to change the dull white tiles in your kitchen and bathroom to the bright or funky or dark personality that you are? After all, your home is who you are, right? You give such careful attention to your clothes and makeup. Why not try that faithful sense of duty to a home improvement project? Your home improvement project. Think about it. You will have nothing to lose here. Come on, who does not want a beautiful home? You will be a hypocrite if you say you do not. Either that, or you are just completely dull and dense.

Don’t get me wrong. I am not trying to insult anyone. I’m just stating realities. The sooner we face things, the sooner we can go on with things and start our home improvement projects. Taking good care of your home is also one way of packaging yourself. An additional deck or a front porch won’t be that bad either. You have always wanted fresh air, haven’t you? And I bet that additional back porch will be perfect for your kid’s playhouse. A few paintings in your living room is also great. Or if you are not into painting, you can always choose from tapestry to figurines to vases. It is all up to you, really.

What I am trying to say is that we can’t just leave our homes feel neglected and lonely. They are like our best friends-when we talk about houses and buildings not people. Why not give them the love and care they deserve. Come on. Splurge a little for your home. It is yours anyways, not just anybody else’s. Home improvement does not come easy, of course. But the fulfillment and satisfaction you will feel in the end will be incomparable. Trust that all this will be worth that happiness.
